In order to guide the real estate appraisal institutions to adapt to the development and change of the social needs and requirements for real estate appraisal, better provide high-quality appraisal services, promote the high-quality economic development and the sustainable and healthy development of the real estate appraisal industry, October 24-25, The China Association of real estate appraisers and real estate brokers held an annual meeting of 2019 China real estate appraisal on the theme "evolution of appraisal demand and sustainable development of institutions" in Beijing. Du Juan, President of China Housing Science, delivered a speech at the opening ceremony, and Wang CE, deputy director of the real estate market supervision department of the Ministry of housing and urban rural development attended the meeting. The meeting was chaired by Chaiqiang, vice president and Secretary General of CFA. Around the theme of the meeting, nearly 30 guests from the head of well-known real estate appraisal institutions in mainland China and relevant experts and scholars, representatives of real estate appraisal industry in Taiwan, conducted keynote speeches and special exchanges on the evolution of appraisal demand, modern information technology application, emerging business development and institution construction.


Since the reform and opening up, the real estate appraisal industry in China has developed rapidly, the scale of the industry is growing, the comprehensive strength of the appraisal institution has been constantly strengthened. The real estate appraisal plays an important role in promoting the fair transaction of real estate, ensuring financial security, safeguarding judicial justice and social stability. At present, there are more than 5500 real estate appraisal institutions in China, and 63000 people have obtained the qualification of real estate appraisers. The revenue of appraisal institutions has maintained steady growth. The operating income of institutions with operating income of more than RMB 100 million has increased from 1 in 2012 to 17 in 2018, and the total industry revenue in 2018 is over 20billion yuan. At the same time, the real estate appraisal service has been expanding, from serving real estate transactions, tax and housing collection, to serving finance, justice, insurance, capital market and overseas market, and gradually becoming an important think tank for government decision-making.


One belt, one road, is the city's reform and support policy. In recent years, the state has introduced various reforms and support policies to expand domestic demand, promote consumption and increase effective investment, such as collective construction land entry, forestry property right system reform, industrial transfer in the Midwest, coordinated regional development, new urbanization, basic public service facilities, old residential areas, urban renewal, and "one belt and one road" initiative. The construction of Guangdong, Hong Kong, Macao and Dawan District, etc., the Internet, big data, cloud computing, artificial intelligence, Internet of things and other modern information technologies have also developed rapidly, and the development of real estate appraisal industry has ushered in significant development opportunities. However, there are also some problems in the development of the industry, such as the content of appraisal service and service quality can not meet the needs of high-quality economic development, the traditional appraisal business is shrinking, the risk of valuation practice is increasing, and the internal and external competition faced by the industry is becoming more and more fierce. How to grasp the opportunity of change and realize sustainable development is an important issue facing the real estate appraisal industry.


In his speech, President Du Juan pointed out that the real estate appraisal institutions and real estate appraisers should grasp the new opportunities brought by national policies, seize the new demands generated by the market subject, identify the combination points of the major strategies and important work of the appraisal industry to serve the country, innovate the appraisal services and meet the requirements of economic and social development. She said that on the basis of constantly adapting to the development and change of the social demand for appraisal, the appraisal institution should strengthen its own construction and strength training to achieve long-term sustainable development, and achieve the following four points: first, change the concept of development and improve the original power; Second, we should attach importance to innovation and research, and help enterprises to transform and upgrade; Third, we should pay attention to the construction of talent team and train young valuers; Fourth, we should strengthen risk awareness and prevent business risks.


The annual meeting attracted more than 700 participants from the heads of real estate appraisal institutions from all over the country and the heads of local real estate appraisal industry organizations.
