Serving Housing Rental Enterprises

Chinese housing rental enterprises have found their ways to develop on account of the fact that China is devoting major efforts fostering and developing housing rental market in recent years. It is a widely concerned issue that the housing rental industry should establish self-discipline system, and self-discipline organizations should play the important role while housing rental enterprises are growing quickly. As a national industry organization in Chinese Real Estate Field, China Institute of Real Estate Appraisers and Agents (CIREA) hasengaged in self-discipline management of real estate appraisal, agencyand consultation industries, including organizing professional qualification examinations,further education and dealing with registrations of real estate appraisers and real estate agents which can be found in National Occupational Qualification Directory.

 Meanwhile, CIREA also has responsibility to establish credit archives of real estate appraisal and agent industries. Besides, in recent year, under the guidance of Ministry of Housing and Urban-Rural Development of the People’s Republic of China (MOHURD),CIREA has done a lot of researches on housing rental field, participating in drawing up Housing Rental Rules, statistically analyzing the housing rental enterprises, giving suggestions actively to relative authority government departments together with some housing rental enterprises, preparing to establish housing rental branch associations, etc. In doing so, CIREA has already played important roles in reflecting demands and defending rights of housing rental industry, and actually has become a national self-discipline organization in this field.

Recently, published by China Securities Regulatory Commission and MOHURD, Notification on Promoting Securitization of Housing Rental Assets stipulates that supervisory management of securitization of housing rental assets should be strengthened, and a sound self-discipline system should be established. According to the Notification, CIREA will strengthen the cooperation with Securities Association of China (SAC) andAsset Management Association of China (AMAC), jointly establishing a sound self-discipline system of housing rental industry, helping to prevent relative risks efficiently while securitization of housing rental assets’ developing quickly, circulating virtuously on finance and real estate, and promoting development of housing rental enterprises sustainably and favorably.

In future, as a bridge between enterprises and the government, CIREA will play more important rules in offering services, reflecting demands, defending rights, regulating behaviors, etc.
